They seem to update it pretty regularly. I've seen changes to things like tax records and ownership info within weeks of them happening, so it's fairly current.

I think they say their database is updated pretty frequently, like daily or weekly for some types of records. It's not usually months old, from what I've seen.

I've used both. For residential leads, especially distressed properties, I found PropertyReach to have a bit more updated info, and the interface is a bit cleaner for lead generation, IMO.

PropStream is good, but PropertyReach's owner contact info and pre-foreclosure lists felt more robust for me. Depends on what you're really focusing on though.

I haven't hit a hard limit with my monthly searches, but I also don't spend all day looking up hundreds of properties. For normal use, it seems unlimited.

There isn't a stated limit that I'm aware of for basic searches, but if you're pulling huge bulk lists or doing super intensive API calls, that might be different. For typical individual use, it's pretty open.

They say nationwide, but I haven't tried super rural areas. I've used it successfully in a few different states, big cities and smaller towns, but Nebraska might be a test.

I think they cover most counties, but honestly, for really obscure spots, sometimes the data is a bit thinner. You can probably check a few addresses with the trial to see how it looks there.
